  • Responsibilities 

    The Seasonal Assistant General Manager will help lead and support all areas of campground operations, including:

    • Leading the daily on-site operation of the campground, including front desk, guest services, housekeeping, maintenance, grounds, Kampstore, propane, site readiness, and after-hours needs.
    • Supervising, supporting, coaching, and communicating with campground team members and workampers.
    • Helping schedule staff and coordinate daily priorities based on arrivals, departures, occupancy, weather, events, and guest needs.
    • Ensuring guests are welcomed warmly, assisted professionally, and supported throughout their stay.
    • Resolving routine guest questions, concerns, complaints, and service issues promptly and with empathy.
    • Supporting KOA Rewards promotion, campground information, local recommendations, and guest communication.
    • Helping maintain a clean, safe, attractive, and guest-ready campground.
    • Conducting regular property walks to identify maintenance needs, housekeeping follow-up, guest concerns, safety issues, and opportunities for improvement.
    • Monitoring the general appearance and condition of buildings, sites, roads, grounds, restrooms, cabins, laundry, utilities, common areas, and lagoon area.
    • Monitoring the campground lagoon for visible concerns such as odor, unusual color, excessive algae, debris, water level concerns, or aeration issues, and reporting concerns to the General Managers.
    • Supporting basic lagoon-related tasks, vendor coordination, or recordkeeping only as trained and directed by the General Managers.
    • Supporting front desk operations, including check-ins, check-outs, reservations, phones, guest messaging, site changes, and issue resolution.
    • Assisting with Kampstore operations, including cleanliness, stocking, merchandising, inventory awareness, and guest service.
    • Helping ensure accurate handling of payments, refunds, deposits, cash drawers, store transactions, and daily closeout procedures.
    • Ensuring campground rules, safety procedures, employee policies, and KOA standards are followed consistently.
    • Communicating clearly with the General Managers regarding daily operations, staffing, guest issues, maintenance needs, lagoon condition, safety concerns, financial controls, and upcoming priorities.
    • Escalating major decisions, employment issues, significant refunds or guest compensation, pricing questions, policy exceptions, vendor commitments, capital needs, or owner-related matters to the General Managers.
  • Compensation/Benefits 

    Full-season compensation target: $35,000. For the remainder of the current season, compensation will be prorated based on start date and agreed seasonal end date.

    Starting compensation may vary based on experience, availability, KOA/campground experience, leadership background, and overall role fit.

    Seasonal performance bonus opportunity available based on measurable campground results, including guest satisfaction, revenue performance, labor management, operational execution, and overall leadership contribution. Bonus eligibility, targets, timing, and payout are subject to campground policy and General Manager approval.

    On-site RV site provided for the season, including standard campground utilities, subject to employee site guidelines.

    Seasonal leadership role with meaningful day-to-day operating responsibility.

Job Description

Position Overview

Mitchell KOA Journey is hiring a Seasonal Assistant General Manager to help lead day-to-day on-site campground operations while the General Managers are offsite. This is a hands-on leadership role for someone who enjoys outdoor hospitality, guest service, team leadership, and the variety that comes with running a busy seasonal campground.

This is not a General Manager position. The Seasonal Assistant General Manager reports directly to the General Managers, who retain responsibility for overall campground strategy, financial performance, owner communication, pricing, policies, major employment decisions, capital planning, and long-term business direction. The AGM is responsible for leading the daily on-property operation, supporting the team, resolving guest and operational issues, and keeping the General Managers informed.

Mitchell KOA is a high-volume seasonal campground serving RVers, cabin guests, tent campers, families, road-trippers, and repeat KOA guests. Because many of our guests stay only one night, our success depends on strong daily execution: clean sites, smooth check-ins, friendly service, well-maintained facilities, and a team that takes pride in the details.

What We Are Looking For

The ideal candidate is a hands-on leader who is comfortable working across departments and setting the tone for a positive, guest-focused team. This person should be able to lead by example, make sound day-to-day decisions, communicate clearly, and know when to escalate larger issues.

Preferred qualifications include:

  • Prior campground, hospitality, hotel, resort, property management, retail, or guest-service leadership experience.
  • Prior supervisory experience strongly preferred.
  • KOA experience and K2 experience helpful, but not required.
  • Strong communication, problem-solving, delegation, and team leadership skills.
  • Ability to remain calm, professional, and guest-focused in a fast-paced seasonal environment.
  • Comfortable helping across departments, including office, store, housekeeping, grounds, maintenance, utilities, and guest service.
  • Basic understanding of scheduling, cash handling, inventory, maintenance coordination, safety follow-up, and operational reporting.
  • Ability to use or learn campground systems, scheduling tools, email, phones, radios, reservation software, and other technology.
  • Good judgment and the ability to know when to make a decision and when to ask for direction.
  • Valid driver’s license required for operating campground vehicles or golf carts.
  • Willingness to work flexible hours, including weekends, holidays, mornings, evenings, and occasional after-hours needs.
  • Employment is contingent upon successful completion of a background check, as permitted by applicable law.

Physical Requirements

This is an active, hands-on campground leadership role. The Seasonal Assistant General Manager must be able to:

  • Stand, walk, bend, stoop, kneel, reach, climb, twist, squat, and move safely across uneven campground terrain.
  • Work indoors and outdoors in varying weather conditions, including heat, wind, rain, dust, and seasonal temperature changes.
  • Safely lift, lower, carry, push, and pull items up to 50 pounds using proper body mechanics.
  • Recognize when a task requires assistance, mechanical support, a cart, dolly, or a two-person lift.
  • Perform hands-on work across departments when needed, including light maintenance, housekeeping support, grounds tasks, site cleanup, trash handling, firewood support, store stocking, and guest assistance.
  • Operate golf carts and other campground equipment only after proper training and authorization.
