Winter Caretaker – Cabin & Park Operations
We are seeking a dependable Winter Caretaker to oversee daily cabin and park maintenance during the winter season. This position is responsible for guest arrivals, cabin readiness, snow and ice management, and keeping the property safe and secure.
Key Responsibilities

Prepare cabins for incoming guests and assist with check-in procedures.

Monitor & create reservations (K2 experience), emails, phone messages, and guest communications.

Inspect cabins for heat, mice, frozen pipes, cleanliness, and general issues.

Prepare arrival packets and ensure cabins are ready before guest arrival.

Inspect cabins after checkout, clean and restock supplies, and set heat to the non-occupied setting.

Check deliveries and the property mailbox.

Keep walkways clear of snow and ice for occupied cabins.

Operate the tractor to plow open park roads and monitor snow/ice buildup on roofs.

Monitor propane levels and coordinate with the propane company as needed.

Help maintain a safe, clean, and secure park environment.

Ensure only registered guests and authorized visitors are on the property.
Ideal Candidate

Dependable and comfortable working independently.
- KOA Work camping experience

Able to perform outdoor winter maintenance and snow removal.

Comfortable communicating with guests by phone, email, and text.

Detail-oriented and able to respond quickly to property or guest concerns.

Able to perform basic property inspections and maintenance tasks.
Seasonal winter position with a combination of guest service, property care, and outdoor maintenance responsibilities.

Benefits
Caretaker Compensation & Benefits
Caretakers will receive the following benefits and compensation in exchange for basic caretaker duties, primarily watchkeeping and regular inspection of the premises:

Electric connection for your RV provided.

Basic caretaker duties generally average 25–30 hours per week per person, based on previous years. Actual hours may vary depending on snowfall and the number of guests. This estimate does not include renovation or repair work.
Paid Hourly Work
The following duties are paid separately at an hourly rate of $14.75 per hour:

Cleaning cabins, including laundry and related housekeeping.

Heavy snow removal from cabin roofs, walkways, and decks.

Assisting guests with emergencies or resolving guest issues.

Repairing or troubleshooting cabin equipment, systems, or other property problems.

Renovation and improvement work, including painting and similar projects.
-
Other work performed outside of the basic caretaker/watchkeeping responsibilities.
This arrangement provides housing, utilities, parking, and RV electricity in exchange for basic caretaker responsibilities, while additional hands-on work is compensated at the hourly rate.

Our campground is in a quaint setting in the Roaring Fork Valley and has been an established campground for many years. Set right along the banks of the Crystal River at the base of Mt Sopris, just outside beautiful Carbondale, Colorado. It is perfectly situated just between Glenwood Springs and Aspen for great biking right outside our door, hikes, day trips, horseback riding, gold medal water fishing, 4-wheel trails and lots more activities to explore.

About Carbondale / Crystal River KOA Holiday
Colorado’s Rocky Mountain majesty surrounds campers in this lovely spot, spread along the banks of the Crystal River and at the foot of 12,965-ft Mount Sopris. Formerly known as BRB Crystal River Resort, it’s now a KOA. Many sites are right along the half mile of riverfront, including roomy RV Sites and fully equipped Deluxe Cabins with kitchens, baths, linens and heat for those cozy winter nights after skiing.
